HOUSE RULES (PLEASE READ CAREFULLY) By booking this property, the booking guest agrees to these house rules on behalf of all guests and visitors. Failure to follow these rules may result in additional fees, immediate removal from the property, or cancellation of the reservation without refund. Occupancy, Visitors, and Events • NO parties, events, or large gatherings • Unauthorized events or gatherings will result in a $500 fine + eviction, regardless of property damage • Maximum occupancy is strictly limited to 7 people total at all times, including registered guests and any visitors. No additional visitors or drop-ins are permitted beyond this limit, even if they are not staying overnight, due to town regulations and insurance requirements. • Visitors must be approved by hosts in advance • Approved visitors must leave by 10 PM • Any visitor remaining after 10 PM will be considered an overnight guest and charged $100 per person. • Unauthorized/unapproved guests or exceeding occupancy limits may result in cancellation without refund and/or additional fees Noise, Quiet Hours, and Neighbor Courtesy • Quiet hours are from 10 PM to 8 AM • Pool hours are from 7 AM to 11 PM • No amplified or loud music at any time • Outdoor activity after 10 PM must remain quiet and respectful • Outdoor TV volume must stay at personal listening levels • All activities must take place inside the home or backyard only Smoking, Fire, and Safety • No smoking or vaping inside the home • Smoking permitted in designated outdoor areas only • A minimum $500 smoke odor remediation fee will be charged if smoke is detected indoors • No candles, incense, or open flames inside the home Pets • Pet fee is $49 and covers up to 2 pets • Pets must be declared and added to the reservation • Additional pets require host approval and may incur additional fees • Undisclosed pets may result in cancellation without refund • Pets are not permitted in the pool or hot tub Pool Rules and Safety • Pool use is at guest’s own risk • No diving • Pool depth ranges from 3 ft to 5.5 ft • No running or rough play near the pool • No glass allowed in the pool area (plastic cups provided) • Pool is open May 1 through November 1 • Children under 13 must be supervised by an adult at all times • No lifeguard on duty Hot Tub Rules • Maximum of 6 guests in the hot tub at one time • Guests must replace and secure the hot tub cover after each use • Hot tub cover must be stored using provided cover bars • Guests are responsible for damages caused by misuse Check-In, Check-Out, and Cleaning • Check-in time is 4 PM • Check-out time is 10 AM • Early check-in or late check-out may be available for a fee, subject to availability and cleaner schedule • Requests should be made as early as possible for best approval chances • Cleaners arrive promptly at 10 AM • Late departures will incur a $50 fee per 30-minute delay Property Care • Guests are responsible for any broken, damaged, or missing items • Confetti, glitter, feathers, and silly string are strictly prohibited • Excessive mess may result in additional cleaning fees • Furniture and décor may not be moved or rearranged • Do not flush wipes, sanitary items, or makeup wipes due to septic system • Guests must report damages or unsafe conditions immediately Security and Monitoring • Exterior security cameras are located at the front and rear of the property, including backyard, pool, and recreational areas • Cameras are for safety and insurance purposes only and are NOT actively monitored • Tampering with cameras, noise monitors, or WiFi may result in cancellation without refund • Noise monitoring devices measure sound levels only and do not record audio • Alexa devices are provided for convenience and do not record audio • Guests may unplug Alexa devices if preferred Booking Requirements • No third-party bookings • The booking guest must be present for the duration of the stay LEGAL, SAFETY, AND LIABILITY AGREEMENTS The following terms apply to all guests, visitors, minors, pets, and invitees. Assumption of Risk Guests acknowledge that staying at a vacation rental involves inherent risks, including but not limited to slips, falls, weather conditions, recreational activities, and use of amenities both indoors and outdoors. Guests voluntarily assume all risks associated with use of the property and amenities. General Release and Indemnification To the fullest extent permitted under New York law, guests agree to release, indemnify, defend, and hold harmless: • The Good Vibez House (DE.HOMES8121 LLC) • Property owners and management • Employees, contractors, and service providers • Airbnb and its affiliates From any claims, injuries, damages, losses, liabilities, or legal expenses arising from use of the property by the guest or any member of their party, except in cases of proven gross negligence or willful misconduct. Pool Liability Waiver • Swimming involves inherent risks including drowning, slips, falls, and equipment injury • No lifeguard is provided • Guests accept full responsibility for supervising minors • Guests assume all risks associated with pool use Hot Tub Liability Waiver • Hot tub use involves risks including overheating, dehydration, slips, and injury • Guests confirm they are physically able to use the hot tub safely • Guests accept responsibility for supervising minors and non-swimmers • Guests assume all risks related to hot tub use Fire Pit, Grill, and Outdoor Equipment • Guests accept responsibility for safe use of fire and heat-based amenities • All use is at guest’s own risk No Tenancy or Residency Rights • This reservation does not create tenancy or lease rights • Guests must vacate the property at check-out time • Failure to vacate may be considered trespassing under applicable law Severability and Enforceability If any provision of this agreement is deemed unenforceable under New York or Nassau County law, the remaining provisions shall remain valid and enforceable. Acknowledgment By confirming this reservation, the booking guest acknowledges they have read, understood, and agreed to all house rules, safety policies, and liability terms listed above and accepts responsibility for all guests and visitors.
